Fire alarm systems are a critical component of any building’s safety infrastructure. At Karma Electrical we can help, along with your fire risk assessment and compliance with The Regulatory Reform (Fire Safety) Order 2005 (FSP), to provide the correct fire alarm system for your premises. As the responsible person for the premises, you have a legal obligation to ensure that your fire detection and fire alarm systems function correctly and that you have a maintenance and service agreement in place with your provider. At Karma Electrical we follow the latest code of practice BS 5839-1 Fire Detection and Alarm Systems for buildings.

Design, Installation and Commissioning

The design of your fire alarm system is unique to your building.  We will follow our latest accredited training and industry standards and guidelines within BS 5839-1:2025.  Our engineers have a wealth of experience in installation and commissioning.

The importance of the quality of a new fire alarm system, installed by competent persons having a BAFE registration, will give you the assurance that the system is robust.  Karma Electrical can provide CAD drawings to show floor plans, which help visualise the footprint of the building and are then used to create ‘as fitted’ drawings and a zone chart.

Servicing and Maintenance

All fire safety equipment, such as your fire detection and alarm systems, extinguishers, emergency lighting, AOVs and fire doors must be kept in good order by regular servicing and repairs.

The operating life of a fire alarm system is managed and controlled by the user and the service organisation providing the servicing of the operating systems in place.

Arranging a suitable system of maintenance shows compliance with The Regulatory Reform (Fire Safety) Order 2005.  At Karma Electrical we use Uptick software that provides a robust solution for scheduling, reporting and ensuring an efficient service for our clients.

 

We provide fire detection and alarm maintenance to give you ultimate peace of mind. If a fire alarm is deemed to be necessary or you have an existing fire alarm system in your premises, then a system of maintenance is required.  Otherwise, the use would be in breach of fire safety legislation.

Fire Extinguishers

At Karma Electrical we can supply, install, commission and maintain all fire extinguishers following BS5306-3 2017 and BS5306-8 2023 standards. We are trained to give advice on the quantity and type of extinguishers best suited for your premises and where these extinguishers should be located.

To help demonstrate that your extinguishers have been adequately serviced, a service label on your extinguisher will show the next service date due and the relevant documentation will be issued.  Before carrying out the maintenance of your fire extinguishers, our engineers will check for any changes to the fire risk assessment for your premises.

  • Visual check on condition of extinguisher
  • Weight and pressure correct
  • Check for signage
  • Check for tamper seal damage
  • Check that hose is in good working order
  • O rings replaced.
  • Service reports and certification.

Servicing of Automatic Opening Vents (AOVs)

An automatic opening vent is a critical life-saving system designed to automatically operate and remove smoke/ heat from a building in the event of a fire.  These systems can vary from full systems that are operated via a fire alarm system to standalone AOV systems that are operated by a call point or standalone detection on stairwells.

The type of systems can be vents on flat roofs, pitched roofs or vertically mounted vents within the building structure, that when operated improve visibility on escape routes.  Maintaining smoke vents to your premises is critical to ensure their functionality.

Included:

  • Recommended routine maintenance schedules – weekly or monthly checks – visual inspections, control panel, functional testing and battery backup check.
  • Six-monthly service which will involve simulation of a fire scenario, checking actuators and hinges and checking that vents open correctly.

Domestic Smoke Detection

BS5839-6:2019 is a British Standard code of practice for design, installation and maintenance of fire detection and alarm systems.  At Karma Electrical & Fire Systems, we can provide fire alarm systems that will meet your needs and guide you through all the applications and solutions for your property.  We are a Platinum Partner contractor for Aico.
